Planning precedent report

For the demolition of the existing single-storey rear extension, the construction of a new single-storey rear extension and an attic conversion with a dormer to the rear. The proposed works will also include 2 new rooflights to the front and 1 to the rear of the roof, alteration of the roof profile from a fully hipped roof to a standard 'A' gable type roof, internal modifications and all associated site and ancillary works.

Planning permission for: demolition of existing single storey rear extension (10.35 sqm), construction of a single storey rear extension (29.3 sqm), and alterations to existing dwelling, alterations to external appearance of existing dwelling due to retrofit works, PV Panels to roof and all associated site ancillary works.

The development will consist of: (i) A new attic level conversion and dormer roof extension to include alterations to rear elevation of existing dwelling, together with minor internal alterations, associated landscaping, boundary treatment, site and engineering works necessary to facilitate the development.

Retention of 2No. obscure 650mm wide x 1250mm high, bottom opening first floor windows to existing side elevation & revised first floor layout from previously approved application (WEB1749/21)

The development will consist of the conversion of the existing garage and the partial demolition of walls to the rear and side of the first floor. We intend to build a new first floor extension to the side and back of the existing property, extend the existing ridge, add roof dormers to the side and back of the property and widen the existing vehicular entrance.

Planning permission is sought by Darren Caprani for the conversion of existing attic to habitable space and the construction of a new dormer window to the rear elevation and all associated site works necessary to facilitate the development.
