The proposed development will consist of: 1. construction of new (replacement) vehicular / pedestrian gateway to the Beechwood Road frontage of the property; 2. dishing to the Beechwood Road footpath to facilitate vehicular access to the front garden area; 3. associated siteworks including off-street parking and surface treatment to front garden area.

The planning application involves the demolition of existing single storey extension to the rear of the semi-detached residential property to be replaced by the construction of a new two storey rear extension, internal alterations and all associated site works.

Relocate vehicle entrance eastward along Beechwood Road (to site front near hall door), change existing vehicle entrance to pedestrian access door, fit roof windows to south elevation of extension roof previously approved under Permission Ref; WEB 1641/19 (with roof modified as required by Condition 4) & all associated site works

Extension to dwelling, part single and part two storey & renovation of existing & all associated site works

(i) demolition of Mornington Mews (1B Ashfield Road) and the removal of existing pedestrian/vehicular entrances to this dwelling via Mornington Road; (ii) the integration of the site of Mornington Mews into the site of Mornington Lodge (1A Ashfield Road); (iii) the partial demolition of Mornington Lodge at ground and first floor level and the construction of new flat / partial green roofed extensions to Mornington Lodge to the rear at first floor level and to the side and rear at ground floor level to enclose a central garden area; (iv) the refurbishment and energy upgrade of Mornington Lodge and, (v) all associated site works necessary to facilitate the development. There will be no change to the number of bedrooms (2 no.) serving Mornington Lodge and the side extension to Mornington Lodge will include a new garage accessible via Mornington Road and a new set-back window to Mornington Road within the eastern elevation.
