PROTECTED STRUCTURE: a site which is within the curtilage of a protected structure known as Manresa House. The proposed development will consist of: (1) a new single storey, flat-roofed building located to the southeast of the protected structure to provide for new ESB substation, (2) associated landscaping works including stepped approach to existing meadow from main entrance avenue.

Demolition works to existing single storey side and rear extensions; construction of two storey extension to the side and front, single storey extension to rear with rooflights, and porch to the front; construction of an attic conversion to include two dormer roofs, one to the side and one to the rear, and to include 2 No. roof lights to the front of existing roof; ancillary changes to elevations. Also to include all associated site works.

Planning permission for alterations to previously granted approval Reg. Ref. 2538/13. This new application is for attic conversion to storeroom and installation of three new dormer windows, one each to front, side and rear. Installation of two new velux windows, one each to front and rear. Replacement of existing flat roof with new pitched roof over existing extension to front. New extension to rear with flat roof. Garage extension to front with pitched roof and new pedestrian access gate and all associated site and drainage works.

The development will consist of a new stainless steel and glass bus shelter, 5.2m x 1.85m x 2.8m high with 1 no. LED illuminated advertising display to include a concrete bus boarder to the front of the existing footpath, along with all associated site works and services on the public footpath at Bus Stop 1724 opposite 420/421 Clontarf Road, Clontarf East, Dublin 3.

The development will consist of alterations to residential development previously approved under Reg. Ref. 3740/20 - An Bord Pleanala Ref. No. 309448-21 comprising: (i) omission of solar panels at fourth and fifth floor levels; (ii) extension of roof terraces serving apartment nos. 26 (fourth floor level) and 31 (fifth floor level) with associated extension of roof terrace balustrades and increase in height of same from 1.1m to 1.4m.
