Planning precedent report

PERMISSION AND RETENTION: The application for permission will consists of (a) demolition of existing single storey rear extensions measuring 13m², (b) demolition of existing single storey rear shed measuring 14m², (c) proposed single storey flat roofed rear extension measuring 44m², (d) all associated internal works, drainage, and site service works. The application for retention permission consists of (a) retention of existing front porch measuring 6m2.

1. Demolition of the existing rear shed. 2. Conversion of the existing garage to consist of a bike storage, WC, utility room and kitchen with a part flat and part pitched roof above. 3. Conversion of the attic space to use as a study / WC with a hipped roof dormer window to the side and a flat roof dormer window to the rear with all finishes to match the existing dwelling. 4. General refurbishment and remodeling of the existing dwelling to suit the proposed layouts. 5. All drainage, structural and associated site works to be implemented.

The construction of (1) an extension above the existing garage, (2) a full width extension to the front at ground floor level, (3) an extension to the rear at ground floor, (4) alteration of two existing first floor window opes to the front and rear, (5) a dormer window to the rear and two rooflights to the front at attic level.

The demolition of an existing single storey extension to the rear and construction of new single storey extension with internal alterations, conversion of existing garage with new door and window to front and attic conversion with alterations to existing roof including new dormer to rear & rooflight to the side and all associated ancillary site works.

Alterations and extensions to existing two storey semi-detached dwelling comprising: 1. Demolition of existing single storey extension to rear side and existing detached garden store, 2. Proposed construction of a new single storey flat roof extension to rear / rear side, 3. New flat roof over garage to side (to include increase in height of 0.6m) and new doors to front, 4. New hipped roof dormer extension to side of the main roof, 5. New flat roof dormer extension to rear of the main roof, 6. Associated elevational alterations, internal modifications and site works

Permission to construct a first floor flat roofed extension on/to the rear of existing dwelling at 83 Ennafort Park, Raheny, Dublin 5. The work willl include minor alterations to the existing dwelling along with the ancillary site development works.
