PROTECTED STRUCTURE: PERMISSION & RETENTION: Planning Permission is sought for the following: removal of existing concrete apron to front garden and installation of new historic style railings and pedestrian gate on granite plinth as boundary to front garden area, new hedge and soft landscaping, new granite pathway and gravel finish, new timber bin store with planted roof. To the rear permission is sought to break down window cill to lower ground floor window to create new door opening, and to fit new roller shutter gate to secure proposed vehicular rear access parking at bottom of rear garden. Retention permission is requested for the following; removal of section of non-original concrete blockwork to rear boundary wall to create vehicular rear access off existing lane, replacement of previous timber access stairs to rear garden with new raised deck and access stairs, and replacement of non-original PVC window and timber door with new hardwood French door and window.

PROTECTED STRUCTURE: The proposed development will consist of the removal of the new masonry boundary wall constructed on the boundary between No.68 / 66 North Circular Road and replacing it with a set of fixed, painted metal railings; To provide a new set of new railings and gates to delineate the boundary between the front garden area and the public pavement. No works are proposed to the exterior or interior of the existing house. The works the subject of this application are located within the grounds of a Protected Structure (RPS Ref. No.1584).

PROTECTED STRUCTURE: The development will consist of: (i) Replacement of existing part plastic, part metal rear eaves gutter with a cast-iron gutter; (ii) Local plaster repairs to walls impacted by water damage; (iii) Local plaster repairs to ceilings impacted by water and fire damage; (iv) Reinstatement to collapsed sections of non-original (20th century) floor to rear return at upper ground and first floors; (v) Removal of paintwork, cleaning and repointing of front brick façade at upper ground and first floor levels; repainting of the lower ground floor level with breathable paint; (vi) Provision of a new anthracite grey zinc finished pitched roof to the rear return to replace the failed modern flat roof; (vii) The provision of 2no. new steel windows to the rear return to at upper ground floor level to match the existing at first floor level; (viii) Removal of redundant pipework from rear return façades and making good any extant holes; (ix) Restoration of the existing fanlight over the front entrance door and repainting of door surround; (x) Provision of replacement timber door and timber-framed double glazed window to lower ground floor wall under front steps; and (xi) Restoration of the existing front door. The subject property, No. 74 North Circular Road, is a protected structure (RPS No. 1590).

Construction of single storey extension with pitched roof to the side of the dwelling; internal alterations and all ancillary site works.

PROTECTED STRUCTURE: PERMISSION: The development will consist of repairs and renovations of the Existing two-storey dwelling(Protected Structure). The works will include 1)Repair and refurbishment of damaged walls, floors, ceilings, and windows at all levels; 2)Relocation of the basement kitchen to the ground floor; 3)Construction of a 2m² WC within Bedroom 1 at basement level; 4) Change of use the basement storage into a bathroom, including all associated drainage and site works.

The development consists of the following works, planning permission for a) subdivision of existing rear garden of 50 North Circular Road, Dublin 7, b) removal of existing rear garden shed c) provision of a 3 bedroom, 2 storey mews dwelling with off street parking for 1 car along with all associated site development and facilitating works.
