PERMISSION: To demolish the existing one storey kitchen annexe to the rear of the existing house at No 17 Farney Park, Sandymount, Dublin 4 D04E129 and to replace it with a part one storey flat roofed extension to the rear containing kitchen, dining, utility room and a part two storey pitched roof extension with set back containing family room, bathroom, stairs and (garage replacement) playroom to the front at ground floor and new bedroom, family and master bathrooms plus master bedroom at first floor. It is proposed that the existing attic space at second floor level be enlarged to extend for the full width of the house including the garage area and is to contain a new dormer window with recessed glazing to avoid overlooking and 3 No. Velux rooflights to the rear plus two smaller 'conservation style' rooflights to the front. In addition planning permission is sought to construct a small garden shed in the rear garden.

Widening of vehicle entrance gateway to include demolition of portion of front boundary wall and 1 no. existing gate pier, construction of new gate pier to match existing, extended dished kerb and associated works.

Permission for alterations, and an extension, to the rear of the existing house by the removal of the existing attic dormer and replacing it with a new attic dormer, incorporating an additional floor area of 3 sq.m and any ancillary contingent works for the owners Seamus Looby & Cliona Feighery.

The development will consist of the demolition of the existing garage, utility room and first floor bathroom and bedroom all to the side and rear and the construction of a new garage & utility room and extended kitchen at ground floor, 2 new bedrooms, bathroom & store at first floor and a new attic level office & WC with a new dormer rooflight all to the side and rear of an existing 2 storey semi-detached / terraced house.

Permission is sought for the demolition of an existing chimney, single-storey conservatory to the rear and single-storey extension to the side/rear; along with the subsequent construction of a new part single-storey, part two-storey extension to rear, part two-storey plus attic extension to the side, attic conversion with new dormer windows and rooflights, new solar panels to the rear, replacement of all existing external windows and doors, widening of existing vehicular entrance, and all associated site works.
