Permission to sought to increase height of 22B Leeson Park from a two storey dwelling to three storey, incorporating part terrace. zinc/aluminium roof cladding, elevational changes and associated siteworks for Richard Lacey.

Development consisting of the demolition of existing single storey dwelling (in ruin) and the construction of a three storey, 3 bedroomed dwelling, incorporating an external terrace at second floor level, and all associated siteworks.

The development will consist of: alterations, extensions, refurbishments & demolitions to the existing single storey dwelling house structure including: 1) Construction of new split-level part two-storey and part single storey dwelling house arrangement including a new semi-basement floor level, ground floor level and upper ground floor level upward extension; 2) Construction of new external terrace at upper ground floor level; 3) Construction of new roof structures; 4) Revisions to elevations / external dwelling perimeter wall; 5) Construction of new bicycle and bin store area; 6) All ancillary site works, boundary treatments and services.

PROTECTED STRUCTURE The construction of three 3 bed terraced houses arranged over lower ground floor, ground floor, first floor and second floor with terraces and balconies on the eastern and western elevations and the partial removal of the existing stone boundary wall along the western boundary and the northern boundary with the Lane to the rear of Leeson Park to provide for pedestrian access, provision of bicycle parking, bin stores and all associated site works and excavation, site landscaping, services and all ancillary development at the mews lane to the rear of 19 to 21 Leeson Park, protected structures RPS ref No.4331, RPS ref No.4330,and RPS ref No.4329 with entrance off the existing access lane from Leeson Park, all at the rear of 19 to 21 Leeson Park, Ranelagh, Dublin 6.

PROTECTED STRUCTURE: permission is sought for the development will consist of: 1. alterations to rear facade of dwelling house including 3 no. enlarged openings at lower ground floor to form doorways and two enlarged windows at upper ground floor, 2. addition of a roof light to rear roof pitch, 3. other internal alterations at lower ground, upper ground and first floor levels, 4. modification of non-original stair flight between lower and upper ground levels, 5. construction of a single storey garden room and shed in rear garden, 6. addition of a pedestrian gate at street entrance, 7. all ancillary site works and services.

PROTECTED STRUCTURE: Enlargement of previously approved (Register Reference 3331/23) single storey glass extension to the rear by c.10sqm.
