The alterations include extension of approved single storey ground floor area and extension of approved first/attic floor area and all associated roof alterations, drainage and site works.

RETENTION & PERMISSION: Planning permission and retention planning permission to retain and complete alterations to previous approved Planning Ref 3546/17 for the construction of a detached garage building with a converted attic space with a pitched roof with rooflights within both roof spaces, at 3 Sydenham Road, Ballsbridge, Dublin 4. D04 H5Y9. Planning permission is sought for change of use of the detached garage building with a converted attic space, to a 2 bedroom 2 storey Mews House. The first floor is within the converted attic space. Other works for which planning permission is sought to include (1) An increase of 16m2 floor area at first floor/attic floor level (total first floor/attic floor area = 54m2) (2) The roof shape has been revised from a pitched roof with rooflights within both roof slopes to a pitched roof with dormer windows within the front and rear roof slope. The roof height has been increased by 218mm (3) Connections and all services and (4) All necessary ancillary site development works to facilitate this development. Retention planning permission is sought for works carried out to-date as per approved Planning Ref 3546/17 to include the construction of an increased ground floor area off 6m2, (total ground floor area = 54m2).

RETENTION: The development to be retained consists of the provision of two wooden storage units in the patio to the front of the property.

Permission for a new vehicular access to front garden to provide a new car parking space and to widen side lane access.

Permission sought for detached new two storey mews with roof light, external store to rear of private open space with 2 no. bicycle spaces, provide for 6 no. bicycle spaces to rear of main house private open space to replace granted permission ref: 4481/17 for a two car garage and associated car parking spaces to main house.
