A proposed side and rear extension and associated site works

Permission is sought for removal of existing single storey garage and porch to side and construction of: (a) two storey and single storey extension to side and rear; (b) single storey porch to side; (c) single storey bay window to front; (d) associated alterations to elevations, all to existing two storey semi-detached house at 46 Anner Road, Inchicore, Dublin 8.

PERMISSION & RETENTION: a) retention planning permission for the widening of the pedestrian access creating a new vehicular access and b) planning permission for kerb dishing to footpath.

RETENTION: permission for a ground floor full width rear extension, alterations to this existing extension, part refurbishment and attic conversion with front and rear roof lights at number 23 Anner Road, Inchicore, Dublin 08. The proposed development will consist of the retention of an existing full width flat roof extension of 14m2 to the rear and replacement of this extensions substandard roof with new flat roof with 3 rooflights, increase in extensions height to provide 2400mm from existing ground floor level, removal of the extensions rear facade to provide full height glazing to rear, excavation of rear floor to drop 2 steps and provide extra height to rear extension, attic conversion of 14 m2 (total existing and proposed house area is 90m2) The proposed development will also consist of general remedial work to the ground floor layout to include removal of walls and column to provide for an open plan dining/ kitchen space to the rear, attic conversion with stairs in front bedroom, 3 rooflights to the rear and 2 roof lights to the front, relocation of existing hot press and water tank and boiler to attic, rendering of side walls to the garden, reworking of drainage from rear bathroom to the main drain and all associated site, drainage and landscaping works.

Retention permission is hereby sought for the front yard of this residential property to provide a car parking space and vehicular access from the road.
