RETENTION PERMISSION for development consisting of a change of use from educational institution to a single domestic dwelling.

Permission to construct a single storey flat roof extension consisting of roof lights, balcony and external staircase to lower ground floor terrace and garden level to the rear and will be constructed over an existing extension located at lower ground floor level, and this will also, have an extension to the side, all to an existing terraced dwelling, changes will consist to the rear elevation, internal alterations on all floors including additional roof lights to the rear and including all associated site works.

PERMISSION The development will consist of the addition of a stainless steel and bronze sculpture designed by the artist Ian Pollock, fixed to the brickwork on the north elevation of the existing school building.

The development consists of a lightweight pergola structure with a floor area of 45.70 sqm and the reconfigurations of two windows to provide opening sections on the front elevation at the lower ground level and 1 no. illuminated totem sign adjacent to the front entrance and all other associated site works.

PROTECTED STRUCTURE: The works to the Lower Ground floor will include; the demolition of a single storey conservatory and dismantling of an external staircase to the rear return. The widening of existing openings at the front and rear elevations, the reopening of a historic door opening and forming of two new window openings to the rear, removal of internal partition walls and making good of internal walls affected by damp. The construction of a single storey extension to the rear to contain a new accessible bathroom, a screen wall on the rear line of the return and a new stairs providing access from the upper ground floor to the rear garden. The installation of a new kitchen and general decoration works. At Upper Ground floor the construction of a small landing / deck with 1.8m high screening and the alteration of an existing opening to form a door to provide independent access to the rear garden. No parking spaces or significant trees will be affected. Existing connections to be used for supply and drainage of water.

PROTECTED STUCTURE: a) the Change of Use from 2 no. apartments and doctor’s surgery to single family dwelling; b) The reinstatement of the stairs connecting the basement and hall floors. No other works are proposed.
