Planning precedent report

The proposed works for which planning is sought will include the following: demolition of two existing pitched roof structures to the rear of the existing dwelling, internal alterations to existing ground, first floor and attic levels, construction of new part-single-storey extension to the rear of the existing dwelling, the construction of a two storey dormer window extension to the side of the existing dwelling, along the same footprint as the existing box window, along with minor fenestration reconfigurations and amendments to the building materiality, all along with associated landscaping, ancillary and site works.

RETENTION:The development works to be retained consist of alterations to the existing materiality and fenestration details, along with the removal of a chimney along the north west elevation.

Planning permission for the development will consist of: (a) the demolition of an existing chimney; (b) the construction of a flat roof dormer on the eastern roof slope to the side of the dwelling; (c) modifications of the front and rear facade; (d) all associated works to the above

Permission for the construction of a new pitched roof over an existing porch / sitting room to the front of the existing dwelling, with all associated site works.

The development will consist of the construction of a new vehicular access to front of existing dwelling for the provision of additional car parking space. The development is to include window and door alterations and upgrades. Also include is internal alterations and all associated site works, landscaping and drainage where required.

Proposed dormer window to rear part of roof for habitable attic bedroom, side gable attic level frosted window opening and 2No. rooflights to front part of roof with associated internal and external alterations. Proposed rear first floor level extension. Proposed rear single storey extension with associated site development works to dwelling house.
