Planning precedent report

The conversion of 22.4m2 of the existing attic into storage space, including the alteration of the existing hipped roof to a gabled roof, 3 new rooflights to the front pitch and 3 new rooflights to the rear pitch.

The development will consist of alterations to front of house to include construction of a 2m2 porch extension, conversion of existing garage to habitable accommodation and minor revisions to vehicular access with a single storey extension to the rear of 11 m2 and associated external landscaping and internal alterations.

Ground floor extension to rear with green roof, first floor extension to side with pitched roof and first floor extension to rear with green roof, attic conversion with dormer window to rear, alignment of lintel to existing ground floor window to front to match existing living room window lintel height, replacement of square brick lintel over porch with brick arch, provision of suds (rain water storage and percolation), widening of vehicular access to front and all associated site works.

Provision of new Entrance Porch and single storey extension to front of house and to rear. Total area of new building is 43 square metres.

Permission for 1) extension to side of house over garage. 2) 1.0m extension to front of property to create porch area and habitable space to front of garage. 3) single storey extension to rear.
