Planning precedent report

The development will consist of refurbishment of existing roof including upgrade of existing flat roof to pitched roof and provision of two rear facing rooflights, the demolition of existing single-story rear extension, the provision of a new single-story rear extension including 1 rooflight, general internal alterations, refurbishment and associated site works.

The development will consist of the construction of a window in the first-floor to the front of the house matching the small centre-window, extending the existing redbrick at the front of the house along the façade at ground floor level, the construction of a rooflight in the main roof at the front of the house and all associated site works.

Retention of change of use of a detached two storey garage from use as a garage/store to use as a one bed residential unit and associated ground works; vehicular entrance to be retained.

Permission for a new dormer window to the rear and removing the existing chimney and 2 No rooflights and fit 1 No new rooflight to the front (east) elevation.

Demolition of single storey extension to side and construction of a new 2 and a half storey detached four bedroom house to side with new vehicular entrance and all associated site works

RETENTION: Permission for the retention of the relocation of a permitted window on the gable side (south) elevation and the addition of 1 No. new window above it on the same elevation on a house currently under construction Reg. Ref. 1881/22
