CHANGE OF USE The proposed development consists of the following: • Change of use of the existing vacant warehouse building, with a GFA of 1,335 sq.m, to sports facility including gym use (Class 11); • Associated internal reconfiguration including new fire escapes and changing rooms; • The proposed development includes alterations to the existing 29 no. car parking spaces on site, to provide a total of 21 no. car parking spaces and 2 no. accessible parking spaces, resulting in the omission of 6 no. spaces. The proposal also includes a bicycle store containing 30 no. cycle parking spaces; • The development includes minor alterations to the elevations including provision of tenant signage; and • All associated and ancillary development works.

Planning permission sought for development to include 1) Change of use from hair salon to coffee shop on ground floor, a three bedroom apartment unit above shop. 2) To install two entrance doors and alterations to the shop front. 3) Coffee shop with outdoor seating and planter boxes as dividers. 4) Three storey extension to rear and an additional floor to the existing kitchen extension to rear. 5) Loft conversion with dormers to front and side with all associated ancillary works.

RETENTION: Retention planning permission for alterations to boundary treatment comprising of extended parapet wall to side garage.

Permission for the development of new recreational Sports Facility and Wellness Centre to include erection of 2 no roofed padel courts and associated lighting, single storey changing facilities, toilets, ancillary café and office, replacement of the existing access gate with new access gate, bicycle parking, and all associated site works at site adjoining Blackhorse Inn at Goldenbridge Walk, Inchicore, Dublin 8.

Permission for the construction of 10 no. terraced houses comprising of 4 no. 3 bed (plus office) houses (3 storey over lower ground floor), 6 no. 2 bed (plus office) houses (2-storey over lower ground floor) all with upper floor terraces, new pedestrian entrances from Goldenbridge Walk, a new bin plus bicycle stores, new boundary walls and all associated siteworks.

Planning permission for the change of use of the existing retail unit to a Crèche/Childcare Facility. New door between the existing crèche in Unit 2 and the proposed change of use building Unit 1B. New signage and entrance doors & windows to front elevation plus associated works.
