Planning precedent report

Planning permission for: (1) conversion of existing attic space to bedroom, (2) to replace existing hipped roof with gable to the side with obscured window at second floor, (3) attic dormer roof extension to the rear, (4) rooflight to the front roof and all associated site works.

The development will consist of a single storey extension to the rear at ground floor and an attic conversion at roof level of the existing end of terrace two storey house. The single storey extension will include a flat roof with roof lights & internal modifications to the layout of the ground floor. The attic extension will include a new stairs, a dormer and window to the side of the house, Velux windows to front and rear and a new attic bedroom. All of the above will include associated ancillary works and services.

Construction of an attic conversion to include alterations to existing roof profile from hipped to gable end; dormer roof to rear and rooflight to the front of existing roof plane; new obscured window to side elevation, and construction of single storey extension to the rear of existing house. Also to include amendments to existing single storey garage, and all associated site works.

Permission is sought for modifications to previous Permission 4316/19 as follows; to form tiled canopy roof across all of ground floor front elevation, remove plaster quoins, to omit brick piers and to form bay window to front of proposed Play room similar to that previously granted Permission for Living room, at 31, Dollymount Park, Clontarf, Dublin 3 for Sheelagh and Fergal McGuire

Permission is sought to demolish existing rear single storey extension & construct new single storey kitchen and utility room extension to rear, new first floor gable extension, new canopy roof, bay window and piers to front, to convert garage to play room wc and pantry and to widen existing vehicular driveway entrance, at 31 Dollymount Park, Clontarf, Dublin 3.
