Planning precedent report

Application for Planning Permission is sought for alterations and additions to the existing two storey terraced house at 8 Grosvenor Place, Rathmines, Dublin 6. The development will consist of (1) new first floor extension to the rear, & (2) all associated site works.

To create a new vehicular access to the front of the site addressing Grosvenor Place with the formation of a new 3500mm wide sliding entrance gate and associated site works.

The proposed development will consist of the demolition of an existing single-storey modern extension to the rear elevation; demolition of existing single-storey rear storage shed; construction of a new, single-storey extension to the rear elevation; construction of new storage shed/home office to the rear garden; Internal remodeling to internal rooms at all levels of the existing dwelling; Alterations to existing window opening sizes to front elevation (basement level) and all associated landscape and site works.

The development will consist of: the raking out of cement pointing, the repointing of the front brick elevation using natural hydraulic lime in an Irish 'tuck' or wigging joint and, the repair of any spalled brickwork with suitable mortar repairs

RETENTION: Planning permission for a single storey extension to rear of existing house with ancillary works.

RETENTION: The removal of the non-original metal railings and steps to the front conservatory in line with the proper conservation of the existing dwelling (Planning Application No WEB 1521/16, Decision Order No P0597 and An Bord Pleanala No PL29S.248188).
