Planning precedent report

The development will consist of (i) the change of use of the existing Parish Hall to educational use, and internal renovations to same to accommodate two no. new Mainstream Classrooms, a Special Education Tuition Room, and other ancillary facilities, WC's etc.; (ii) removal of one existing set of external steps and the blocking-up of an existing fire escape exit door, both to the east elevation; (iii) formation of five no. new external fire escape doors around the building, two of which (to the east & south elevations) to have associated new external ambulant disabled escape staircases; (iv) formation of four no. enlarged windows to the north elevation, two each to the proposed new Classrooms, by dropping the cill level of some existing high-level clerestory windows; and (iv) all associated site works & services as required.

Amendments to previously approved planning application Reg Ref No: WEB 1220/23 to include for 3 No rooflight windows to the front roof plane.

The conversion of the existing garage, along with a first floor extension over. The construction of a new ground floor extension to the rear and the conversion of the attic space, to include a dormer to the rear. Works to include refurbishment to existing dwelling and all associated site works.

(i) demolition of existing shed; (ii) construction of a three-storey flat roofed, four-bedroom, detached house with rooflights, fronting onto Clare Road and served by front and rear gardens at ground floor level; (iii) all ancillary works inclusive of soft and hard landscaping, boundary treatments, SuDS drainage, and bin store, as necessary to facilitate the development.

The development will consist of an extension at first floor level to the side and rear of the existing two storey three bedroom dwelling. The extension will contain two bedrooms, the bedroom to the rear section of the proposed extension to contain an en-suite bathroom, giving a total of 5 bedrooms, the construction of a dormer window with roof light at roof level to the rear of the existing dwelling to facilitate the conversion of the existing attic space to storage, together with internal alterations and associated site works. These works will give an additional floor area to the existing dwelling of 36 sq m at first floor and 20 sq m in the attic.

Proposed external alterations to rear to include new dormer extension to converted attic space, and new rooflights together with photovoltaic panels to roof and ancillary site works to an existing terraced two storey dwelling.
