Planning precedent report

The development consists of alterations to existing roof to accommodate a rear dormer, convert existing side garage/shed, new vehicular access off St Kevin's Park, retention permission sought for the existing access gate off St Kevin's Gardens and associated works.

The development will consist of the Demolition of an existing detached garage (19sqm) and sun room (8sqm) to South West elevation. Demolition of ground floor external walls to existing rear return and the removal of single storey 8sqm shed to rear of property. The construction of a 56sqm single storey flat roof extension to the side (South West) elevation of existing house; the construction of 45sqm single storey flat roof detached ancillary gym and shed to rear garden of property. Works also includes refurbishment and upgrade works to existing house and landscaping.

Permission for development comprising: i) The demolition of single storey structures to the rear of the existing dwelling at ground floor level, ii) The construction of; a) a single storey extension to the rear of the existing dwelling, b) a replacement dormer at first floor level and new dormer at attic floor level, both to the rear, c) rooflights at attic and ground floor levels, d) a single storey garden room structure to the rear of the existing property, within the rear garden, e) widening of vehicular access and f) all associated internal alterations and external works.

PROTECTED STRUCTURE: Permission is sought for alterations consisting of 1. refurbishment to windows, new window and door to rear return 2. re-pointing of brickwork 3. removal of bars to windows on rear return 4. new storage to under stairs 5. new insulation to existing extension to rear 6. removal of chimney breast and wall to ground floor rear return 7. new ensuite to master bedroom 8. new bathroom to first floor return and associated site works.

The development will consist of the demolition of the existing garage to the side of the existing house (approx 43sqm), demolition of the part single and part double storey structure to rear (approx 73sqm), construction of double storey side extension with pitched roof (approx 40sqm on ground floor and 39sqm on first floor) and construction of double storey rear extension with pitched roof (approx 65sqm on ground floor and 65sqm on first floor). The development will also include alterations to internal layouts, additional window opes and changes to selected existing window opes, proposed rooflights, maintenance works to existing roof and all associated site works at 13 St. Kevin's Park, Dartry, Dublin 6, D06RH99.

PROTECTED STRUCTURE: The development will consist of the construction of a single-storey flat roofed open plan living room and sunroom extension to the rear of the main house (c. 39.3 sq.m), and minor alterations to the existing structure to facilitate the works.
