Planning precedent report

The development consists of an amendment to previously approved planning permission ref WEB1398/22. The proposed amendment includes the construction of new single storey pitched roof ancillary family accommodation to the side of the existing dwelling with attic storage and dormer windows to the front and rear elevation at roof level replacing the previously approved two storey pitched & flat roof development. New development will have the same footprint as previously approved.

RETENTION AND PERMISSION: The development consists of the construction of new two storey ancillary family accommodation to the side of the existing dwelling. The structure is pitched roof adjoining the existing dwelling and part flat roof with rendered wall finish and is to include bedroom, bathroom and kitchen/living/dining space to the ground floor and two additional bedrooms with ensuite to the first floor. Also included is retention of existing pitched roofed, 40sqm single-storey, games room to the rear garden of existing dwelling. The development is to include internal alterations, landscaping along with all ancillary site works and drainage as required.

RETENTION: Retention Permission to retain the existing single storey timber clad garden room structure for use ancillary to the main dwelling in the rear garden.

Permission to 1. Demolish existing single storey kitchen extension to rear. 2. Convert existing garage to side to Family room/study. 3. To construct new bedroom and bathroom at 1st floor to side over existing garage also extend existing hipped roof over new extension. 4. To construct new single story ground floor kitchen/dining living room extension to rear and all associated site works.

Permission is being sought to construct a new single storey extension to the front of existing dwelling along with new first-floor extension comprising of 1 bedroom and ensuite. The works also include a single storey kitchen extension to rear of dwelling, the conversion of attic to home office, Bedroom, and storage area and extending existing hipped roof out to new gable wall with dormer window to rear and all associated site works.

Proposal: Demolition of existing kitchen extension, conservatory and outbuildings at the rear, new single storey extension and first floor extension to the rear, new pitched roof over existing first floor side extension, reinstatement of original recessed front porch, new projecting bay to the front at first floor level, widening of the front vehicular entrance and all associated site works.
