PROTECTED STRUCTURE: The construction of a new 2-storey, 3-bed mews dwelling, with off-street parking, at a site to the rear of No.71 Kenilworth Square East, Rathgar, Dublin 6. The proposed development is within the curtilage of a protected structure (Ref. 4166)

Planning Permission is sought for development comprising: (i) demolition of existing single storey garage on site; (ii) construction of a contemporary two storey three-bedroom mews dwelling. The proposed mews dwelling is served by 1 no. ground floor car parking space accessed off Bushes Lane and private amenity space in the form of a rear garden and a terrace at first floor level facing Bushes Lane; and (iii) all associated landscaping, boundary treatment and site works to facilitate the development.

The development comprises; (i) the demolition of existing single storey garage on site; (ii) the construction of a two storey four bedroom mews dwelling with attic accommodation with pitched & flat roof, including; rooflights to flat roof, first floor balcony to rear, attic floor terrace to rear, first-floor courtyard to side, 1no. ground floor vehicular parking space accessed off Bushes Lane, pedestrian entrance off Bushes Lane, private amenity space at ground floor to rear, (iii) and all associated landscaping, boundary treatments and site works to facilitate the development.

PROTECTED STRUCTURE: The development will consist of (1) the demolition of a single storey extension to the rear, (2) construction of a new single storey flat-roofed structure at the rear, (3) removal of the existing non-original casements to the windows front and back, and their replacing with new traditional timber sashes, (4) removal of non-original render to the rear and replacement with lime-based render, and (5) internal repairs and alterations to ground and lower ground floors.

A - The conversion of the existing front porch and provision of a new front door to the front of the property. B - The provision of a new dormer to the previously converted attic to the rear of the property at second floor level. C - All associated site works and fenestration amendments to the front and rear of the property.
