PROTECTED STRUCTURE: For planning permission development at 17 Estate Avenue, Merrion, Dublin 4, D04E1T9 - a Protected Structure (RPS no. 2666). The development will consist of (i) removal of existing internal walls to rear of building (ii) removal of existing non historic dormer window to side (iii) construction of new dormer windows within existing non-historic rear extension (iv) reconfiguration of first floor layout and construction of new internal partitions (v) installation of new Velux rooflight to non-historic pitched roof on the rear elevation (vi) associated landscaping and all ancillary works necessary to facilitate development.

PERMISSION & RETENTION: Planning Permission for development comprising retention of unauthorised development to rear consisting of a part single, part two storey extension exceeding the permitted floor area by 29.5 sqm at ground floor level and 1.5 sqm at first floor level with modified design; and an increase in the maximum permitted number of childcare places from 38 to 64 places.

Planning permission for change of use from semi detached two storey dental surgery to 4 bedroom dwelling with livingroom, diningroom, kitchen, family room with new extended utility room to rear of building replacing existing store, extended ancillary bathrooms and services and off street car parking for two cars.

PROTECTED STRUCTURE: The development will consist of the part demolition of rear extension side wall and installation of glazed slider in its place, removal of 2 no. existing velux rooflights and installation of 1 no. flushglaze rooflight in rear extension, part removal of selected internal walls and doors on ground floor, the installation of appropriate insulation between suspended timber floor, the installation of appropriate wall and roof insulation to extension only, other minor internal works and alterations to ground floor.
