Demolition of existing sub standard single storey ground floor extensions to the rear, & construction of a new flat roof single storey extension to the rear to provide extended open plan dining & kitchen areas & the extension of the existing first floor rear bedroom by extending the rear end wall. Works to include all associated internal and external alterations, upgrading & ancillary works, including new roof windows to rear roof, landscaping works to rear yard etc.

The development will consist of 1) Demolition of existing rear extension & external shed, 2) Construction of new single storey extension to rear with flat roof & 2No. Velux rooflights to incorporate extended Kitchen/Dining area & storage, 3) Minor Internal modifications, 4) New attic conversion to habitable bedroom & Ensuite, 5) 5No. rooflights to Attic & 6) All associated site works and drainage connections.

Planning permission for a two storey extension comprising of a bedroom at first floor level and a kitchen at ground level to rear of 18 Victoria Avenue, Donnybrook, Dublin 4.

The development will consist of the demolition of the side and rear existing extensions and the construction of a new part-one and part-two extensions to the rear and side of the house, refurbishment of existing roof, front porch with cantilever canopy, installation of new skylights, new fenestration to the side and front of the house, installation of a privacy screen to the side first-floor windows, internal alterations to existing dwelling to accomodate proposed new internal layout and all ancillary site works.

The development will consist of: (i) extension at first floor level to the side/east of the existing dwelling; (ii) the provision for 1 no. staircase from first floor to attic level and the conversion of the attic into habitable space; (iii) the provision of a new dormer window to the rear at attic level; (iv) the omission of the existing window on the side/west façade at first floor; (v) the provision of 2 no. rooflights to front, 2 no. rooflights to side/west and 1 no. rooflight to rear; and (vi) all ancillary works inclusive of landscaping necessary to facilitate the development.
