The demolition of an existing two-storey rear extension and removal of one chimney on the northeast elevation. The construction of a new two-storey rear extension with a dormer, including minor adjustments to the roof profile. The ground floor will feature an open-plan kitchen, living, and dining area with a W.C. and sliding door. The first floor will include a master bedroom with an en-suite, a main bathroom, and refurbished bedrooms. The dormer will be used as an office and for storage, with two new rooflights added.

The proposed development consists of the demolition of two storey kitchen, shower and toilet to the rear of existing dwelling. Demolition of one number chimney to the north east elevation. Proposed erection of two storey extension to north west elevation to include open plan kitchen, living room, dining and W.C with a bi-folding door to the rear. Proposed master bedroom, en-suite and main bathroom with refurbishments to existing bedrooms to first floor inclusive of 2 no. proposed rooflights and corner window to north east elevation. Replacement of all existing windows with opaque window to south east and north west elevation. Existing pedestrian access located on the North elevation known as St Annes Road North repositioned along rear boundary wall inclusive of all associated site works.

RETENTION; Permission is sought for the retention and completion of the extensions currently under construction to the rear of both houses at 22 & 24 Saint Patrick's Road, Drumcondra, Dublin 9,D09 F3X2 and D09 TW82 respectively, which development was previously granted permission under WEB1575/17 and now expired. The development does/will consist of constructing back-to-back two-storey rear extension, to provide larger kitchen/dining and additional bedroom accommodation to each house, including alterations, new windows & rooflights and increase in ridge height to the existing rear returns and including all associated site development works.

Permission for the two storey 1 bedroom infill residential development bounding onto St. Annes Road to be placed at the Northeast Corner of the site to the rear of the existing house; partial demolition of rear return of dwelling and demolition of the permitted 1 bed apartment unit with flat roof of poor quality with all associated works.

The development will consist of a two-storey infill residential development to the rear of an existing house.
