Permission for the change of external finish to the side and rear elevation of an existing dwelling house from a dashed plaster to a smooth plaster finish, new sliding gate to existing access and all associated site development works

Demolition of a rear single storey sunroom extension (20.18 sqm) previously granted planning permission under reg. Ref. 1816/99 and replacement of same with a new single storey kitchen/dining room extension (36.7 sqm) at ground floor and alterations to a previously granted planning permission reg. Ref. 1816/99 to include for conversion of second floor accommodation to a proposed bedroom and ensuite to include for a new rear facing dormer window (32 sqm), landscaping and all associated site development works.

Permission is sought to 1. Demolish single storey element to front of existing garage. 2. Convert garage to habitable use and construct single storey bay window extension to front of converted garage. 3. Widen vehicular entrance and associated landscaping.

The works will consist of demolition of an existing part single, part two storey apartment (number 44) to side of house, demolition of existing garage to side of house, demolition of single storey flat roof kitchen extension to rear, demolition of existing two storey utility / bathroom area, alterations to fenestration & construction of a new part single, part two storey extension to the rear of the existing house, dormer window to rear north facing elevation of the extension with lightwell to master bedroom at first floor, widening of the vehicular entrance & all associated site works.

The works will consist of the construction of a single storey garden room, new shed & all associated site works to the rear of Rathgar House in addition to the works currently under way as part of granted planning permission reference WEB1908/24

The development will consist of: The construction of a detached outbuilding to the rear of the site, providing for Home Office space, Music Room and Storage Space; modifications to the existing main roof to increase the existing dormer, reduction to an existing window to the rear together with an increase in roof height of existing bathroom roof at rear. All with associated site development works.
