PERMISSION The development will consist of alterations and extensions to the existing 2 storey dwelling comprising: 1) Demolition of existing garage & outbuilding. 2) Two storey & single storey extensions to the rear, side (north) & front elevations including new 'dormer' windows to front. 3) New flat roof canopy over terrace at rear of house. 4) New single storey flat roofed garden room including shed in rear garden. 5) Widening existing vehicular entrance & alterations to front boundaries. 6) All associated works, landscaping, rear boundary walls & fencing & ancillary site works required to carry out the development.

We, Brian & Jane O'Shaughnessy, intend to apply for planning permission for development consisting of (a) two storey extension to side, (b) one and two storey extensions to rear, (c) new window and rooflight to front of existing dwelling, (d) outbuilding to rear, (e) widening of existing vehicular entrance, (f) internal modifications to existing two storey semi-detached dwelling and all associated site works at 23 Valentia Road, Drumcondra, Dublin D09 XYF8.

RETENTION: The development consists of: The retention of two no. storage sheds to (17.3m2), with a covered external space (20.2m2) to rear of existing semi-detached dwelling.

The development will consist of: • Demolition of single storey structure to rear of existing dwelling and single storey garage and structures to side of existing dwelling • Construction of a new two storey extension to side of existing dwelling • Construction of part single storey and part two storey extension to rear of existing dwelling including single storey canopy • Construction of new single storey porch and canopy to the front elevation • Alterations to the existing vehicular entrance to increase in width to 3.5M in width • Addition of new rooflight to the existing front roofslope and alteration to existing front elevation for enlarged window • All associated internal alterations, elevational alterations, ancillary, site and landscaping works

Proposed replacement of existing garden shed with new detached recreational garden room to rear garden and all associated site works

The development will consist of: Demolition of existing single storey extension, conservatory & sheds to rear. Demolition of existing garage to side. Demolition of existing single storey front porch. Construction of new single-storey extension with flat roof to rear with 1 no. roof light. Construction of new two-storey extension with flat roof to side. Construction of new single storey extension to front entrance. Amendments to glazing openings to rear elevation (east) to first floor and front elevation (west) to first floor including new rooflight in existing pitched roof. Alterations to existing front boundary wall widening of the existing vehicular access and provision of gates. Internal modifications, associated hard landscaping and all ancillary works.
