The proposed development consists of: The demolition of The Orchard public house (gfa 677.8sq.m). The construction of 2 no. apartment blocks one at the front (6 storey) and one at the rear of the site (4 storey, over first floor podium) containing 41 apartments in total. The maximum building height will be 19.8m high. The apartment block to the front (Block A) will contain 33 apartments along with a restaurant/retail unit at ground floor level (517.2sq.m). The apartment block to the rear (Block B) will contain 8 apartments. A first floor podium will be provided between the two blocks with landscaping and car parking under. Green roofs are provided on the roof levels of both apartment blocks. An ancillary ESB switch room (38sq.m) and bin store (9.2sq.m) are also proposed within a recess to the southern boundary of the site. The existing vehicular access from The Hill will be modified. All ancillary development including public open space, communal open space, private open space, 27 no. car park spaces, 58 no. cycle spaces, bin storage, hard and soft landscaping, internal roads and paths, and lighting.
