The development will consist of the change of use of the part single storey but primarily two storey former shop to veterinary practice at ground floor with ancillary space at first floor level (216.6sqm). The application will include internal works throughout the ground floor with some minor works at first floor level. The application will create 3 no. new window opes plus the extension of the commercial frontage at ground floor of the western elevation; as well as changes to the shop front facing Corrig Road and laneway. The application will also include three new advertising signs of 1.6sqm in total that will include 1 no. sign each on the western and northern elevation of the fascia (0.605sqm each) and a protruding sign (0.39sqm) to the north elevation. Pedestrian access will be from Corrig Road and with only staff access from the mews laneway door; and vehicular access will be off Corrig Road to the existing 4 no. car parking spaces plus 2 no. new cycle parking spaces to the side of the existing property.
