Alterations and additions to an existing 2-storey detached dwelling at No.9 Greygates, Mount Merrion, Co. Dublin (A94 N9D5). The Development will comprise the demolition of an existing single/2- storey extension to the gable-end and rear, and the construction of a new 2-storey/part-single storey extension to the able-end and rear in lieu of same, the demolition of an existing single/2-storey extension to the rear of the original dwelling and the construction of a new single/2-storey extension to the rear, together with the conversion of the existing attic space with new Velux rooflights to the side and rear elevations, all connecting into existing services. The proposed works will also comprise the widening of the existing vehicular entrance to the front boundary of the property, together with the construction of a new bike /storage shed to the rear, and all associated ancillary site works.

The development will comprise the demolition of an existing single storey conservatory and utility room extension to the rear and the construction of a new 2 storey/part-single storey extension to the rear in lieu of same, the construction of a new first floor extension with velux rooflights in lieu of an existing first floor attic room with dormer window to the north gable-end of the existing dwelling. The construction of a new bay window at ground floor level to the front elevation, the conversion of the existing main attic space with new dormer window to the rear and velux rooflights to the front & side elevation, togethar with all ancillary works including connections into existing services. The proposed works will also comprise of the widening of the vehicular entrance to the front boundary of the property, and all associated ancillary site works.

Alterations to existing entrance canopy roof to form new front porch extension; removal of chimney to north elevation roof; removal of existing rear kitchen extension; construction of new single storey rear extensions with pitched and flat roofs, first floor extension to north elevation to side and rear of main roof with new velux rooflights, internal alterations and all associated site works.

Retention Permission is sought for modifications to front boundary treatment (previously granted under planning ref: D18A/0472) consisting of A) installation of low level wrought iron railings on top of existing low level brickwork front boundary wall, & B) installation of wrought iron sliding entrance gate with all associated and ancillary site development works.
