Planning precedent report

Alterations to previously approved planning permission (DLRCC Reg Ref D23A/0740) alterations to consist of the conversion of existing outhouse structure to side at lower ground floor including new window to rear and new roof with roof light.

1) Demolition of existing single storey extension to rear. 2) Construction of a 2-storey extension to rear including roof terrace and privacy screen at upper ground floor level. 3) Alterations to existing driveway, including widening of existing vehicular access. 4) Replacement of non-original asbestos roof to outhouse structure at lower ground floor. 5) New bike store in front garden. 6) Repointing of original brickwork and necessary repairs to brick chimneys and existing timber joinery. 7) New double glazed windows to match existing and all associated site works.

Planning permission is sought by Michele Barrett for an extension to 6 Hill Cottages, Killiney Hill Road, Killiney, County Dublin A96 ND72. The development consists of: 1) demolition of 4msq rear kitchen extension and shed, 2) timber sash replacement windows on the front elevation and replacement roof slates, 3) a split level rear extension below the existing ridge level with a living area on the lower ground floor and bedroom on the first floor level above 4) new vehicular entrance and car park area to the front of the house and all associated development works.

Permission for development. The development will consist of; the demolition of the existing three storey, four bedroom house known as Whitestacks and the construction of a new, low energy, three story, four bedroom house of total floro area 398.6m2 with balconies to the West and South East, a roof terrace and a garage of floor area 29.2m2. The existing access, perimeter planting and all, boundaries are to be retained. Assoiated site works to include landscaping, drainage, automatic entrance gates and a new pedestrian access gate, all as described in the drawings.

Construction of a new, low energy, flat roofed, two storey, two bedroom house of total floor area 158m2, with a balcony to the south. Associated site works to include a new gated vehicular entrance and associated landscaping and drainage, all as described in the drawings. The site is located within the Killiney Architectural Conservation Area.
