Demolition of an existing single-storey sunroom extension to the rear, and the demolition of an existing single-storey converted garage and utility room extension to the gable end and the construction of a new single storey kitchen/living & utility room extension to the rear, together with a new 2-storey extension to the gable-end. the proposed works also comprise the conversion of the attic space at second floor level, incorporating a new dormer window to the rear elevation, with new velux rooflights to the front and rear elevations, together with the construction of a new entrance porch to the front elevation and all ancillary site works, including connections into existing services.

Demolition of the existing bay windows & porch roof structure at front; Construction of a double extension to side & a single storey extension with hip roof to the front & a single storey extension to rear and side & dormer extension to side & internal alterations and all associated site works.

The development for permission will consist of: • Alteration to the front wall and roof form to create a gabled elevation to the existing first floor projection to the front; • Raising of the window at the first floor to the front to suit the above roof alterations; • All associated internal alterations, drainage and ancillary works. The development for retention permission consists of: • Canopy roof and rendering over brickwork at ground floor to front.

The demolition of existing part 1 storey, part 2 storey, 4 bedroom house, for replacement with proposed part single/part 2 storey, 5 bedroom dwelling consisting of; zinc clad, pitched roofed single storey element with roof extended to form canopy/pergola on west elevation with a brick clad, flat roofed, single storey element adjacent; flat roofed, 2 storey element clad in brick and zinc; repositioning of existing pedestrian gateway to Woodbine Road; bin and bicycle enclosures adjacent to existing vehicular entrance; replacement of existing brick boundary wall (along Woodbine Road and Woodbine Park) with metal railing on granite plinth to a height of 900mm; landscaping and all associated site works.

Permission for construction of a single storey

Permission is sought for: Works to alter and extend the existing 2 storey semi-detached house, including: (a) demolition of the single storey annex to the rear of the house, (b) demolition of the exiting garage to the side of the house, (c) demolition of the existing porch to the front of the house, (d) construction of new part single - part double storey extension to front, side and rear of existing dwelling, (e) installation of new roof windows in the rear roof, (f) ancillary site and landscaping works.
