Planning precedent report

The development will consist of: Demolition of existing rear single storey extensions and roof of front single storey extension, new replacement extensions to front, side and rear, new rooflight to rear, new terrace to rear, replacement windows throughout and associated site works.

Permission for development. The development will consist of: The reconfiguration of the plan at ground floor, including demolition of existing utility (5.6sqm) and sheds (4.2sqm), and a rear extension to increase kitchen and living areas comprising 62.2 sqm. The works also include new window opes to the south east elevation, obscured at first floor level, a new door to a utility on the north west elevation, the addition of external insulation on the front & side facades, and a light-coloured render. the existing windows and doors will be removed and upgraded. The existing front vehicular access will be widened, to include a new electric gate and all associated site works.

The development will consist of; 1) construction of a first-floor dormer structure and the addition of a rooflight to the side (east-facing) elevation, 2) alterations to the existing side (east-facing) entrance door including provision of a porch canopy and all associated site works.

Retention permission and planning permission is sought for 1) retention of enclosure and conversion of former first floor balcony to habitable space as part of master bedroom. 2) retention of increase in width of original driveway entrance to 3.5m. 3) permission for installation of electric sliding gate to front boundary and 4) permission for demolition of rear of existing garage/store and construction of a single-storey side and rear extension and all associated site works.

We are applying for full planning permission for development. The development will consist of; a) Alterations to front and side elevations, b) Single storey extension to the rear including 3 no. rooflights, c) First floor extension to the rear, d) Demolition of existing chimney, e) External insulation to existing dwelling, f) Widening of vehicular entrance and all associated site works.

The development will consist of: The demolition of the existing garage and the subdivision of the site to form one new plot to the side of the existing dwelling 'Sakkara' and the construction of 1no. new 278sqm part three storey dormer roof with rooflights part single storey flat roof four-bedroom + study detached house. The development will include the provision of a new vehicular entrance from Gordon Avenue serving the existing dwelling 'Sakkara', the widening and enhancement of the existing vehicular entrance from Gordon Avenue to serve the proposed new dwelling, along with site boundary upgrades, associated site works, landscaping and services.
