The demolition of an existing single storey garage, boiler house, toilet and utility room all located to the side of the dwelling and the construction of a new single storey extension to the side and rear of the dwelling to include a kitchen and living room, a utility room and a den with a bay window to the front.

I) First floor extension to side with new hip roof line over proposed extension. ii) Attic conversion with a rear dormer and side dormer. iii) new porch to the front elevation. iv) Removal of existing stone cladding to front elevation, to be replaced with new painted nap plaster finish. v) New front windows.

The proposed development shall consist of demolition of existing single storey extension and boiler house structures to rear; Conversion of garage to side and construction of single storey extension to rear. Works will also include external insulation to front, side (first floor only) and rear, rooflight to rea and all associated internal alterations, site, drainage and landscaping works.
