The extension, refurbishment and attic conversion. The development will consist of the partial demolition of external walls and the existing hipped roof to the rear of the property. We intend to construct (a) a ground floor extension to the rear of the property (b) Convert the attic (c) Extend and redesign the roof to the rear of the property (d) add a pitched roof dormer to the front and side of the property and (e) internal reorganisation.

We intend to apply for planning permission for an extension, refurbishment and and attic conversion. The development will consist of the partial demolition of external walls to the rear and the partial demolition of the existing hipped roof to the rear of the property. We intend to erect (a) a double storey extension to the rear of the property (b) reroof part of the existing house, (c) add dormers to both sides of the roof, and (d) internal reorganisation.

Renovations and extensions to the existing two-storey, detached house at 46 Wilson Road, Mount Merrion, Blackrock, Dublin, A94 E8F5, comprising of the demolition and removal of the existing single-storey rear extension, single-storey studio, single-storey shed and existing canopy, 2no. chimneys, 2no. existing rooflights and 2no. existing dormer extensions. The proposed development will comprise 1no. new single-storey extension to the rear, 1no. new dormer to the rear, 2no. new rooflights and the alteration of the roof profile & side walls of the original house, with all associated modifications to the existing house and fenestration including modifications to ground floor and first floor layout and site development including hard and soft landscaping.

The development consists of an attic conversion to habitable status with the provision of a new Mansard Roof, a rear single-storey extension, and all ancillary works necessary to facilitate the development.

Extension and alterations to existing dwelling to include: removal of 2 no. chimneys, replace existing roof with new dormer mansard-type roof, sitting area/study, ensuite bedroom with walk-in wardrope, stairs and landing. Changes to dormer window to front (southwest elevation), with the addition of rooflights to side elevations. With minor changes to windows and doors on external elevations. With connection to existing onsite services, and all associated site works.
