Retention permission for a new high level window to the eastern elevation.

Renovation and increase in height to existing deteriorated roadside stone boundary wall (approx. 337m), removal of existing entrance (No. 2), new walls, piers and gates to existing northern entrance (No. 3), new tarmacadam to existing access route, and all associated site works.

The development will consist of the construction of a 12.0sqm two-storey extension to the east elevation comprising of new entrance to dwelling and stairwell; modifications to internal ground and first floor layouts; replacement and upgrade of all existing windows; application of external wall insulation and new render finish to existing external walls; the installation of solar panels to flat roof; new inward opening pedestrian entrance gate to boundary wall; landscaping and all associated site works.

Works to include: demolition of the existing cottage, garden sheds and glasshouse to allow for access road and construction of replacement dwelling to the rear of site, single storey to the front, 2 storey to the rear, with pitched roof with solar panels, terraces to the rear serving upper and lower storey, 1 no. skylight over lower floor, and all associated site works and landscaping works. Dwelling to contain living area on the upper floor and 4 bedrooms and office on lower floor. Access to the front to be shared with adjacent dwelling Bawncrest D13 HR97.

Planning permission is sought for a development that will consist of (a) removal of the existing pitched roof, (b) extension of the first floor level with new storey-and-a-half style pitched roof with (c) dormer windows front and rear, (d) removal of an existing single storey element to the front, (e) single storey extension to the rear, (f) new porch canopy to front and all associated site works.
