Construction of a small single storey extension to the front (Northeast) elevation including the conversion of existing garage to habitable space, modification of existing flat roof over garage and kitchen to pitched roof including 2 No. rooflights, construction of a single storey extension to the rear (Southwest) elevation and all associated site works.

The development will consist of an amendment to the granted application under Reg. Ref. F24A/0423E. The amendments will consist of the demolition of the existing single storey ground floor walls to the front and side of the house due to poor foundation conditions. The construction of new walls to replace the demolished structure with an associated modest increase in internal floor area due to new position of these walls. Associated changes to the roofline. Minor changes to the position of the front door to align with the new walls. Enlarged kitchen window on north elevation. Ridge line of approved first floor extension to line up with existing ridge line. Cill height to first floor bathroom window lowered. Amended drawings also indicate the insulation thickness on plan and elevation of the already approved proposed external insulation works and the associated changes to the roof line. All amended associated landscaping and boundary treatment works, drainage, ancillary site works and services.

The development will consist of the construction of a new single storey flat roofed side extension. New first floor extension above existing ground floor and associated extension of existing pitched roof. Internal layout changes to ground and first floor and modifications to existing window openings. New rendered external wall insulation. New rooflight to existing pitched roof. Modifications to existing front door and associated new canopy. Demolition of existing garage. Demolition of existing chimneys. New access gates to side boundary on Sonesta. All associated landscaping and boundary treatment works, drainage, ancillary site works and services.
