Planning precedent report

Permission consisting of the following principal elements; 1) demolition of single storey extension to the side of the existing house; 2) construction of a new single storey extension to the side of the existing house; 3) remodelling of existing elevation to main road including removal of first floor balcony and reconfiguration of windows; 4) construction of a canopy roof with bay window under at ground floor level to front of house; 5) insertion of a new rooflight in the centre of the main roof; 6) internal refurbishment and remodelling works; 7) hard and soft landscaping to front and rear of the house; 8) all associated drainage and site development works.

The development will consist of: (i) demolition of the existing pitched roof extension to the rear of the house; (ii) construction at ground floor level of a new bay window to the front of the house with an extended roof creating a front porch; (iii) conversion of the existing garage into habitable space; (iv) construction of a new single storey flat roof extension to the rear of the house, including a covered terrace with roof lights; (v) extension to the side (north) of the dwelling at first floor level with an extended pitched roof over; (vi) installation of new internal stairs to access non-habitable attic storage spaces; (vii) construction of a new dormer window to the rear at attic level; (viii) increase in the height of the main roof; (ix) widening of the existing vehicular entrance on Auburn Grove to 3.2 meters.

Planning permission is sought for attic conversion with dormer projecting window to rear roof for playroom/ storage use, also 2 no. velux windows to front roof and all associated site works.

The development will consist: modification to previously approved Planning permission F22A/0445 to extend the ground floor main entrance porch,in line with previously approved ground floor bay extension.

The development will consists of 1) A two storey extension to the west side of the existing semi-detached dwelling. 2) Internal alterations including a family flat. 3) Roof lights to the front, side & rear. 4) Dormer window to the rear and all associated site works. AI received 12/12/22
