Proposed material/internal alteration of a permitted upper floor area to guest accommodation ancillary to existing permitted and granted Public House Ref No. F20A/0477, including the provision of 8 no. bedrooms, breakfast area and associated facilities (197sq.m.), a new Fire Escape Stairs with AOV and 2 no. new rooflights, a new external door for a proposed boiler room, and associated minor alterations.

Alterations to the original internal layout consisting at the Ground Floor Level, a new ramped lobby, new bar area, new lounge, new toilet areas (213m²) and associated works. At below ground floor level, a new cold room, kitchen, and new plant room (98m²). At the above ground floor level, a new pool room and new lobby areas and disabled refuge (49m²). Provision of new central main internal stairway connecting the ground floor to the above ground floor level and the first floor level, provision of new enclosed internal fire escape stairs, replacement of an existing external fire escape stairs, accessible platform and an external disabled platform lift. Retention of alterations to the original fenestration in order to provide new main entrance to the front elevation, 2 new additional Fire Escape Doors to the northern elevation and on the southern laneway elevation and new windows to entire road frontage elevation and the side laneway elevations; relocation of existing external kitchen exhaust duct and associated minor alterations. Planning is also sought for new Signage to the front elevation (3.5m²), new entrance canopy (1.2m²) and other minor alterations. Planning retention is also sought for retention additional space at first floor level enclosed by new raised roof extension (44m²), replacement of existing slated roof on the eastern side of the building facing the main street, increased wall height of the walls on the southern elevation facing the side laneway to cater for the raised roof height. Provision of new smoke vent and other minor ancillary alterations.

The development will consist of: Permission for internal alterations to an existing retail shop to accommodate an off-licence area for the sale of alcohol products and associated site development works.

Planning permission for minor alterations to the front elevation, comprising the replacement of an existing doorway with a window, the replacement of an existing door and window with an enlarged entrance door and the replacement of a section of existing mis-matched stone cladding with timber or painted render.

The development will consist of the sub-division of the existing site into two, the construction of a one and a half storey dwelling to the rear, new vehicle and pedestrian entrances, demolition of the existing shed, minor alterations to the rear of the existing dwelling, connection to all public services, along with all associated site development works. The site is located within an Architectural Conservation Area.
