The development will consist of: Construction of first floor side extension with 1 no. window to front elevation and 2 no. rooflights to flat roof. Internal modifications and all ancillary works.

Retention Planning Permission is sought for the following:-

Permission for 1) Demolition of existing rear ground floor extension and second floor dormer structure. 2) Construction of a new rear ground and first floor extension with flat roof to ground floor extension and pitched roof to first floor extension. 3) Reconfiguration of existing hip roof to accommodate new rear pitched roof; conversion of the proposed attic space to habitable accommodation, second floor window in the new rear gable end, new dormer window to the front and rooflights to both sides. 4) New storm water soakpit in the rear, and all associated site works.

For planning permission for the following:- (i) Alterations to previously approved garage/home gym development (F18B/0186), including minor changes to the internal and external plan and elevations to form a single storey detached garden room, (112 sq.m) to the rear garden of the existing dwelling, consisting of home gym, home office, utility room and loft storage space within the roof space. All under pitched roof with 4 No. Velux roof lights. (ii) One car parking space with access off lane to rear. (iii) Boundary treatments, landscaping, on site surface water attenuation, foul and surface water drainage and all associated site works. All on a 0.0668 hectare site at 94 Dublin Road, Sutton, Dublin 13, D13 HD76.

The development will consist of: 1. Proposal for change of use from detached, single storey, gym and office space to rear to 2 bed, detached, single storey residential unit. 2. A new rear boundary wall with new gate to laneway with 3. 1 No car parking space (vehicle access to the property already exists via the rear gate proposed for demolition). Vehicle and pedestrian access will be gained via an existing laneway accessed from Baldoyle road (R809). 4. Additional works comprise new boundary treatments, SUDS drainage measures, landscaping and associated ancillary site works to facilitate the development.
