Planning precedent report

Construction of a new first floor level extension with pitched roof over the modified existing single storey extension to the rear, front windows & door replacement and internal renovation of the dwelling, together with external landscaping and all associated works.

Demolition of existing porch to front and construction of replacement porch on same footprint, construction of new split-level single storey extension to rear, re-location of existing pedestrian access to rear of site, addition of new rooflight to side pitch of original roof, modification of existing roof light to rear pitch of original roof and addition of 2 no. new rooflights to existing two-storey extension. Works also to include remedial works to original front & side elevations, replacement of non-original windows to front elevation with timber sliding sash windows, and internal refurbishments and alterations. All along with associated landscaping and site works.

The development will consist of removal of the rear roof pitches, second floor extension complete with hidden roof terrace, stair block rear extension, elevational alterations and associated works.

Demolition of existing single storey rear extension and construction of a new Single Storey rear extension with pitched roof including 5 no. rooflights and 2 no. sun tunnels. The development will also include internal modifications and all associated site works.

Retention Planning Permission sought for: (i) ground floor extensions (27 sq.m.) to approved house nos. 1 and 3, and (ii) replacement of approved site for house no. 2 with communal open space, all. (the subject planning application is a variation of an approval for four houses on the site, and which was granted planning permission in September 2007 – now expired. (Reg. Ref. F07A/0444).
