Planning precedent report

Planning permission sought for minor elevation changes from those granted under planning reg. ref: F22B/0095 to include the following: a) black brick and brick-slip finish to ground floor front and side elevations to the replaced with painted render finish with the addition of timber wall cladding under the proposed porch canopy: b) additional roof parapet with painted render finish to front of proposed porch and minor dimension alteration to proposed porch canopy.

A) Demolition of existing rear flat roof extensions and construction of new single storey flat roof rear extension; b) Construction of new side entrance porch with flat roof; c) Internal alterations to ground and first floor layouts; d) Front elevational treatment to include lowering of window cills at ground floor level, replacement of timber cladding and brick at first floor level with painted render finish, new brick clad finish to complete ground floor and part side elevation; e) new timber clad shed in rear garden; and all associated site works.

Demolition of single storey flat roof extension and conservatory extension to the rear to allow for construction of single storey pitched and flat roofed extension to the rear, construction of first floor mono-pitched extension to the front, replacement of pitched roof over the remaining single storey extension to the front with flat roof; alongside with internal alterations, 3 no skylights to proposed flat roof to the front and to the rear, i no skylight to existing pitched roof, existing openings alterations, new openings to ground floor of existing house, new bike and bin store to the front garden and with all associated site and landscaping works.

Permission for extensions and alterations to the existing detached dwe

Construct a new covered motorbike port area over the front of the existing garage door and dwelling entrance, to match the existing roof (with no increase to existing floor area), and a new aluminium privacy panel with posts either side fixed on existing wall opposite dwelling entrance with all associated site works.

The development will consist of the following; the demolition of an existing garage structure which includes a utility room to the side of the existing property at ground floor level, the demolition of an existing conservatory structure to the rear of the existing property at ground floor level, the partial demolition of the rear wall to the existing house at ground and first floor level, the construction of a 2 storey extension to the side of the existing property, the construction of a part 1 storey and part 2 storey extension to the rear of the existing property, the addition of an attic storeroom to the existing attic space and the addition of a velux rooflight to the rear pitch of the existing roof. As part of the proposed works the existing vehicular access to the front of the house, off Saint Margaret’s Road will be widened. Internal alterations and demolitions are also proposed to the existing house in conjunction with any associated site works.
