The development will consist of:

Permission for demolition of existing rear single storey conservatory and construction of new single storey extension to rear, new front porch and conversion of attic with removal of chimney and addition of rear dormer window and two rooflights to front.

Permission is requested for a new fit-out of first floor area to provide a club/community space for playing board games and to include change-of-use to retail area (28sq/m) and to café area (17sq/m) to sell tea, coffee and snacks for consumption on the premises. Alteration works to include new subdividing partition to create an overall self-contained unit of 217sq/m along with minor internal alterations to existing door & partition layouts.
