Retention & continuation of use of the Bed'n'Breakfast in the existing house with amendments to layouts in accordance to plans submitted, and for the proposed conversion of the existing two storey outbuilding & stables to Bed'n'Breakfast accommodation to include for 5 No. bedrooms with living/dining room with amendments to all elevations of existing structures and ancillary site works & facilities.

The development will consist of a single storey extension

PROTECTED STRUCTURE: The development will consist of the replacement of the asbestos cement tile roof with a lead rolled batten roof finish, replacement of flat roof covering to the rear extension, the relocation of a more universally accessible kitchen, internal breathable insulation to all external walls, the installation of new mechanical system including plumbed radiators and boiler, the installation of a new electrical system including full re-wiring of lodge including lighting and fire detection system, refurbishment of existing floorboards and skirting boards where possible and reinstatement of matching floorboards and skirting where it is missing, local tiled floor to kitchen and shower room, removal of contemporary rubble stone fireplace surround with a stove to kitchen and re-use of basement room as plant room. External works include the removal of the tarmac rear apron and replacement with a washed gravel surface supported by a cellular stabilisation system, the removal of the aerial from the chimney and sundry other minor works. This application is on foot of a previously granted application (Planning Ref. No. 2591/21).

PROTECTED STRUCTURE: (RPS. No. 6773). The development will consist of the replacement of the existing PVC windows with painted timber sliding sash windows, reinstatement of one original rear window currently blocked up, replacement of the PVC rear door with a painted timber door, refurbishment of existing front timber door, the careful cleaning of the external ashlar granite stonework and sundry other minor works.

Permission for (a) demolition of single storey dormer style dwelling house (387 sqm) (b) construction of a two-storey dwelling house and garage (486 sqm) (c) construction of an outdoor pool and pool changing room (23 sqm) (d) revised site entrance, pedestrian gates, vehicular gates, and driveway (e) all associated site and landscaping development works above and below ground.
