The site is occupied by The Lion House (former public house) which is a Protected Structure (RPS Ref. No. B05-20) on Church Street. The proposed development site fronts onto Church Street to the north-east, is bounded to the rear (south-west) by the Royal Canal and to the east by Bridge Street. There are 5 no. existing outbuildings/sheds on the site that are proposed to be demolished, as is an extension to the rear of The Lion House. The proposed development will be a long term 'Build-to-Rent' residential development. It is proposed to build a new 2 storey extension to the rear of the existing Lion House building and to convert same into a build-to-rent shared accommodation comprising 18 no. bedspaces in 9 no. bedrooms at first floor level, with communal living facilities provided at ground floor level. The site is bounded to the front (north-west) by Church Street and to the rear (south-east) by the Royal Canal. The proposed development provides for 65 no. dwellings, café and retail uses, and also proposes the demolition of outbuildings to the rear of Corscaddens Hotel and an existing dormer dwelling in the south-west of the site. The proposed development consists of the retention of the existing Corscaddens Hotel building, the renovation of same and the provision of a 3 storey extension to the side, all of which will accommodate 2 no. ground floor retail units (c.50sq.m & c.85sq.m) and 2 no. 2 & 3 bed apartments at 1st and 2nd floor (Block A).
