Site planning risk brief

To demolish the remains of the existing derelict dwelling house and to construct two no. individual dwelling houses along with upgraded site entrance, connection to public services and all associated site works

To construct a single storey rear and side extension and associated site works to the existing house

For widening of existing entrance & driveway serving existing dwelling house to provide for a second off-street car parking space together with all associated site works

For the following development: a) construction of a dormer roof structure at both the front and rear of the existing dwelling house; b) modifications to the existing windows at front, side, and rear elevations; c) construction of a freestanding balcony structure with ancillary access stairs, along the side and rear elevations; and d) all ancillary site works

Of minor alterations to the works previously authorised under Planning Ref: P23/60516, specifically an increase to the balcony floor area, inclusion of an external rear access stairs, and alterations to the North facing window on the side elevation, along with all associated site works and services

To construct a balcony to the rear of the existing dwelling to include replacing existing rear first floor window with new door along with all associated site works.
