The proposed residential development will consist of the construction of 97 no. dwellings, comprising 53 no. houses (47 x 3 bed and 6 x 4 bed houses) and 44 no. Duplex units (22 x 2 bed and 22 x 3 bed units). The formation of two new road junctions onto Commons Road (to the west) of which the southern junction will extend eastwards along the Southern site boundary to deliver a c. 210m long western section (first phase) of LDR2(a) link road that will ultimately connect to Trim Road to the west. The northern junction will be formed by an internal distributor road that will extend southwards to form a junction onto the proposed LDR2(a) link road. Associated road infrastructure works include the delivery of access roads, pedestrian footpaths and cycle tracks, green verges and street lighting. Other associated infrastructure works include foul and surface water drainage, water supply, attenuation areas, temporary foul pumping station; ESB sub-station; bin stores; bicycle stores and a landscaped public open space (4,800 sq.m); boundary walls and fences, site landcaping; 163 no. car parking spaces and 154 no. bicycle parking spaces together with all other associated site development works. The proposed amendments comprise: a) the omission of permitted Unit Nos. 52 and 53 (Type C3 3 Bed Houses) addressing the Commons Road on the western boundary of the site and to provide a public open space of 150 sq.m on that area. The proposed public open space will accommodate a 3 wooden pole structure and stays to support the transition from overhead 38kV electricity transmission lines to an underground duct work network that will cross the site; b) the replacement of Unit No. 51 (F2 unit type) with 1 no. F2S Type, and the replacement of Unit No. 23 (F2S unit type) and Unit No. 24 (f 1 unit type) with 2 no. 3 Bedroom Houses (C3 unit type), to provide an appropriate interface with the proposed public open space and Commons Road; c) the replacement of Unit No. 25 (F1 unit type) with 1 no F2 Type; d) the relocation of the permitted pumping station on the southern part of the site to adjoining lands to the north east and the accommodation of the following on that part of the site: i. amendment of permitted Duplex Block C to incorporate an additional 4 no. duplex units (2 no. DC-1 unit types and 2 no. DC-3 unit types); ii. revised communal open space of 225 sq.m;_ iii. two additional visitor car parking spaces; and e) revised bike and bin store layouts, together with all other associated site development works
Amendments to a housing development permitted under Planning Reference NT/900118 (as extended by NA/150299 and NA/181155). The proposed amendments include the redesign of apartment blocks along Commons Road and will reduce the number of apartment blocks from 8 to 7 and the number of apartments from 42 to 40 at this location. Other associated infrastructure works include foul and surface water drainage; water supply; attenuation areas; ESB sub-stations; bin / bicycle store and landscaped open spaces (totaling 11,372 sq.m in area), including 5,853 sq.m of Public Open Space provision and a children’s playground; communal open space of 496 sq.m (associated with the proposed Duplex Units); boundary walls and fences. Provision is made for a total of 178 no. car parking spaces and 74 no. bicycle parking spaces together with all other associated site development works.
