A new main entrance and access control point to the lands is proposed (also from the estate road to the east) and a single-storey gate house/ security building at this entrance with a GFA of c. 29.5 sq.m.; Construction of internal road network and circulation areas, footpaths, provision of 50 no. car parking spaces and 26 no. cycle parking spaces within a bicycle shelter; Landscaping and planting (including provision of an additional planted berm to the northern boundary, and alterations to existing landscaping adjacent to the entrance to the Business and Technology Park), boundary treatments, lighting, security fencing, bollards and camera poles, bin store, and all associated site works including underground foul and storm water drainage network, attenuation areas, and utility cables, on an application site area measuring 19.46 hectares. The proposed development consists of the following: construction of a two storey (with mezzanine levels at both storeys) data storage facility building with a maximum overall height of c. 25 metres, containing data halls, associated electrical and mechanical Plant Rooms, a loading bay, maintenance and storage space, office administration areas, screened plant and solar panels at roof level, all within a building with a total gross floor area (FGA) of c. 28,566 sq.m. The proposed data storage facility building will be located to the north of the data storage facility building previously permitted under Reg. Ref: LB/191735 and to the south of the gas insulated switchgear substation compound proposed under An Bord Pleanala Ref: 308628-20. Emergency generators (26 no.), emission stacks and associated plant are provided in a fenced compound adjacent to the data storage facility, along with a single emergency house supply generator. MV Building (with a GFA of 249 sq.m), water storage tanks, diesel tanks and filling area, all located adjacent to the proposed data storage facility building. Construction of associated internal access roads and circulaton areas, provision of temporary construction access arrangements, footpaths, provision of 50 no. car parking spaces and 26 no. cycle parking spaces within a bicycle shelter. Landscaping and planting, bin store, and all associated site works including underground foul and storm water drainage, and utility cables, on an application site area measuring 3.58 hectares. An Environmentlal Impact Assessment Report (EIAR) has been prepared and will be submitted to the Planning Authority with the planning application
The development will consist of: - Provision of a drive-thru lane for the Costa Coffee unit, including a canopy and service hatch on the northern side of the unit, a height restrictor / entrance barrier on the access lane, 3.5m wide drive-thru lane, and associated hard and soft landscaping; - Provision of associated signage consisting of 2 no. directional signage, 1 no. order station, and 2 no. menu boards / advertisement signs; - Alterations to all elevations of the Costa Coffee unit, including the provision of new signage on all elevations; - Minor internal reconfigurations to the bathroom and Back of House areas of the Costa Coffee unit and relocation of the bin store to the north east of the unit; - Associated alterations to the existing car parking layout including the removal of 20 no. associated parking spaces and relocation of the pedestrian crossing; - An increase in the floor area of the building by c. 7 sq.m; and - Alterations to landscaping, outdoor seating area, relocation of a lighting pole and all associated development
