The demolition of an existing single storey extension to the rear and the construction of a two storey extension to the rear of an existing detached single storey dwelling, with a single storey link building from the existing dwelling, a detached domestic garage and an on-site waste water treatment system and percolation area and all associated site works

Demolition of existing single storey rear extension and the construction of a new single storey extension to the rear of the original single storey gate lodge dwelling, extension to comprise of two separate blocks and links, on-site packaged waste water treatment system and percolation area, rainwater harvesting tank and all associated site works. The development will consist of design revisions to a previously permitted dwelling granted under PL Ref. No; DA140452. The development will consist of; a) the demolition of existing dwelling house and out buildings, b) to be replaced with the construction of a two-storey detached dwelling (Ground floor - Hallway, WC, study, utility room, lounge, kitchen/diner/family space, bedroom. First floor - bedrooms (x3) en suite), c) separate garage adjacent to the dwelling, d) to be serviced by previously approved waste water treatment plant PL Ref. No: DA100955, e) all associated site development and landscaping works

The development will consist retention of modifications to previously approved 2-storey 5-bedroom replacement detached house and single storey garage, new wastewater plant and all associated site works (Prev Reg Ref: 22/1225). The modifications consist of the following: Provision of an additional window at ground floor level on approved west elevation. Internal relocation of ground floor ensuite bathroom. Replace approved window on east elevation with a double door. Relocation of approved window from north elevation to east elevation. Addition of stone cladding to chimney breast on south elevation. Provision of additional window at first floor level on approved west elevation. Addition of internal laundry store room at first floor level. Enlargement of approved roof light over kitchen to rear. Repositioning of approved roof light over hallway. Increase in ridge height in approved single storey garage to 6.750m. Addition of 2 No. additional windows to approved garage on east elevation. Addition of single door to east elevation of garage. Revised site area of 2,500 m2. Repositioning of approved percolation area within the rear garden. Widened rear window at first floor level east elevation to 2.0m.
