The proposed development will consist of: provision of 43 no. residential units comprising; 14 no. two storey units and 29 no. three-storey units. The unit mix comprises; 20 no. 2 bedroom units and 23 no. 3 bedroom units. The dwelling types comprises: 31 no. houses and 12 no. apartments / duplexes, new road connecting with Sycamore Avenue, associated footpaths; 76 no. car parking spaces, hard landscaping including; homezone area, bin stores, privacy strips to front gardens, rear garden walls and installation of street lighting, soft landscaping including play areas; planting and trees, construction of and / or remedial works to boundaries with adjacent sites, construction of new watermain, new foul sewer connection, storm sewer, and surface water drainage systems, connection to public utilities and all associated site works.

The facility that comprises a number of structures and sports and playing facilities, namely (1) a two-storey clubhouse/administration building (1,833m2) to contain a gymnasium, 6 no. dressing rooms, treatment rooms, meeting rooms, kitchen, public toilets, storage spaces, hospitality facilities and function room. (2) an indoor training facility (9,206m2) to contain a synthetic all-weather playing surface, (3) 1 no. floodlit fenced outdoor synthetic all-weather playing surface with an end-goal netting system, (4) 1 no. fenced outdoor grass training pitch with an end-goal netting system, (5) bike shed and bin store (42m2), & (6) all ancillary site works, site development works and landscaping to accommodate access works, connections to public services, associated car/coach parking facilities, and groundskeeping and maintenance facilities

The removal of an existing damaged wall & pier, construction of entrance, replacement of wall & pier and dropping of kerb & footpath to road level at entrance for provision of offroad parking

The construction of a new part single storey, part two storey and part three storey building for a new Regional Headquarters, Office of the Medical Director and Ambulance Base, together with a new Helipad, Ambulance fleet parking with associated canopies, staff and vehicle parking, external vehicle wash bay, site boundary walls and fencing, gates and vehicle access control barriers, external services facilities including a sub-station, generators and heat recovery plant, together with associated roads and paths and site works for the National Ambulance Service
