Site planning risk brief

Residential development on site which was subject to previous planning ref. no's 19/7017, 11/3054, 05/3222 and 04/3198. The development will consist of the construction of 22 No. houses in total; containing 3 bedroom and 4 bedroom houses in terraced blocks of 3 and 4 units, together with connection to existing services and all associated siteworks, site finishes, roads, ESB wayleaves, parking, footpaths, public open space, landscaping and connection to services

Planning permission is being sought to complete the existing partially constructed Glenatore residential development PP Ref: 113054, 053222 and 043198. Permission to include construction of previously permitted Type Block A (6 No apartment and 6 No duplex apartments, all 2 bed residential dwellings) Type Block B and B1 (4 No Total 4 bed residential dwellings) Type Block C2 (2 No Total 3 bed residential dwellings) Type Block D (6 No Total 3 bed residential dwellings) Type Block E (3 No Total 3 bed residential dwellings) and Type Block F (2 No Total 3 bed residential dwellings). The total residential dwellings to be constructed for this phase is 29 units. All units to be constructed on previously constructed floor slabs. Variations from previously permitted (per PP Ref: 043198) to include, reduction in height of all previously 3 story residential dwellings to 2 storey dwellings and some sectional with associated elevation and plan amendments to match. Permission also sought for a new development signage proposal and all associated bin storage within the site. Permission to include all associated site services, all external site works and associated site works, site finishes, roads, ESB wayleaves, parking, footpaths, public open space, site boundaries and landscaping, with connections to previously constructed (per PP Ref: 043198).

RETENTION of a single storey extension to the west elevation of the existing dwelling and all associated site works

Single storey extension by 37sqm of the existing single storey detached 16sqm garage (total 53 sqm) to the rear of the dwelling house

Demolition of current front boundary balustrade wall and capping and closing up of current entrance and creation of a new entrance with associated block wall, pillars and capping and all associated site works

Permission for the felling and removal of ten number trees as referred to in tree preservation Order 17/86 with removal of said order, and all associated site works therein.
