& Retention planning permission for Revisions to a Bloodstock Development for the as constructed Yard 1 compound and Buildings as previously approved under planning permission Reg. Ref. 18/1406. The Yard 1 Development as approved comprised of: (i) A Single Storey stable building consisting of 6 no. horse boxes, tack room, vets room & office / filing room. ( Building C ), (ii) 40 no. stables in 4 no. Individual American barn style buildings, dungstead, seepage tank and hard stand yard. ( Building D ), (iii) 1 no. hay / feed / machinery store in typical metal clad agricultural style building. ( Building E ), The Yard 1 Development as constructed comprises of: (iv) Revised Yard 1 boundary and site layout, (v) 1 no. American style stable building comprising 38 no. stables, Welfare Block including Vets room, staff facilities and store rooms, with total combined floor area of 1,126 sq.m. ( New Building C ), (vi) 1 no. American style stable building comprising 8 no. stables with total floor area of 229 sq.m. ( New Building D ), (vii) 1 no. hay / feed / machinery storage building with total floor area of 341 sq.m. ( New Building E ), (viii) 1 no. covered horse walker 129 sq.m in area. (ix) Existing Septic tank & percolation area, dungstead, 2 no. seepage tanks, landscaping, hard standing yard and all associated development works. The Yard 1 Development as proposed comprises of: (x) A New O'Reilly Oakstown BAF Waste Water treatment system.

Bloodstock development consisting of: (a) Manager's/head groom's quarters consisting of single storey and storey and a half type dwelling house, domestic garage and effluent treatment plant (Building A). (b) Staff quarters consisting of single storey building containing changing room, tea room/rest room and toilets (Building B). (c) Yard 1: Single storey stable building consisting of 6 No. horse boxes, tack room, vets room and office/filing room (Building C). (d) Yard 1: 40 No. stables in 4 No. individual American barn style buildings, dungstead, seepage tank and hard standing yard (Building D). (e) Yard 1: 1 No. hay/feed/machinery store in typical metal clad agricultural style building (Building E). (f) Yard 2: 1 No. American barn style block consisting of 20 No. stables with hard standing yard (Building F). (g) Yard 2: 1 No. double bay American barn style building consisting of 20 No. stables with hard standing yard (Building G). (h) Yard 2: 1 No. hay/feed/machinery store in typical metal clad agricultural style building (Building E). (i) New gated entrance, landscaping and all associated site development works

The decommissioning and removal of existing sub-standard septic tank and upgrade and installation of new waste water treatment system and all ancillary works

For a. Retention of single storey and 2 storey extensions to the sides, rear and front to an existing dwelling (original dwelling pre-dating the Planning and Development Act 1963), b. retention of three single storey storage sheds, and c. Permission for the decommissioning of an existing septic tank and installation of a new wastewater treatment system and percolation area, together with all associated site works

For an equine bloodstock breeding facility consisting of: A) Demolishing existing equine stables, single storey staff accommodation and outbuildings on site, B) Construction of 2 new equine barns that will provide for 24 stable units in each, C) Construction of a single storey building that will facilitate staff canteen, offices, viewing area, toilet facilities and associated car parking areas, D) Construction of staff accommodation in the form of 2 no. single storey detached units connected with a shared covered terrace with associated car parking areas, E) Construction of a farm managers house in the form of a part 2 storey, part single storey dwelling with an integrated double garage, F) Construction of 2 no. single storey isolation stable blocks, G) Construction of a fillies barn, H) Construction of a horse walker and horse lunging ring, I) Construction of a machinery shed and an agricultural shed for hay storage with ancillary manure pit, J) Construction of a horse loading bay and wash bay area, K) Installation of waste water treatment systems to cater for all residential and equine buildings, including the installation of underground tanks, L) Upgrade to existing vehicular entrance, M) Installation of a new well, N) Construction of internal access roads, additional car parking (including EV spaces), landscaping, boundary treatments, lighting and all ancillary site works. A Natura impact statement will be submitted to the planning authority.

A change of house type to that permitted under Reg. Ref. 23/762 along with minor amendments to the associated permitted landscaping and site works in the vicinity of the house and relocation of the permitted on-site wastewater treatment system and percolation area. The new house type will be predominantly single storey in nature with a small two storey element to facilitate attic storage. It will be smaller in floor area than the permitted house type and the single storey shed will be detached from the house
